Ranges are our reading of published Naples competitor pricing and our own Sarasota job data. They are not our quotes; yours comes itemized after the walkthrough.
What drives the price
- Layout changes. Moving plumbing or removing a wall adds engineering, permits and trades.
- Cabinet grade. Stock, semi-custom or custom, and plywood boxes over particleboard for humidity.
- Countertop material. Quartz is the Naples default; natural stone needs sealing and care.
- Condo logistics. Elevator protection, parking, debris routes and quiet hours add days.
- Hidden conditions. Rotten subfloor, old wiring, a slab that will not take a drain move.
- Season. Summer condo windows compress every building's work into six months.
How to compare two quotes
- Ask both for line items with quantity, unit and unit price. A lump sum cannot be compared.
- Check the exclusions. Permit, haul-away, protection and cleanup are often missing from the cheaper quote.
- Ask when each payment is due. Ahead of the work is a warning sign.
- Ask who the project manager is and how often they are on site.
- Ask for the license number and look it up. Then ask for the warranty in writing.
Where our prices sit
Mid-market on purpose: more than a handyman, priced below the top-end builders. Our prices start at about $12,000 for a guest bath and about $55,000 for a full kitchen, with everything on the exclusions list stated up front.
