What is covered
Workmanship defects by our team or our subcontractors. For example: leaking connections, loose or cracked tile from bad installation, failed shower waterproofing, sagging cabinets, failed electrical connections, opened drywall seams. We repair or replace, and we fix damage to finishes directly caused by the faulty work.
What is not covered
- The products themselves. Their makers cover them, and we pass every manufacturer warranty on with its paperwork.
- Items you supplied: installation only, or none.
- Wear and tear.
- Routine upkeep such as caulk, grout and stone sealing after the first 12 months.
- Cosmetic marks not on the signed punch list.
- Normal settling cracks.
- Damage by others, misuse or pets.
- Hurricanes, floods and other disasters.
- Water from outside the work: roof, windows, shared pipes, the unit above.
- Mold, unless from a covered leak.
- Parts of the home we did not work on.
- Natural variation in stone, wood and tile.
- Problems made worse by late reporting.
How to ask for service
- Text, phone or email. Confirmed within 1 business day with a reference number.
- Inspected within a set number of business days, in person or by video.
- A written answer on coverage.
- Repaired, usually within a set number of business days.
Leaks and hazards: same-day response, within 4 hours in business hours. Access is coordinated with your home-watch service or building manager if you are away.
If you sell the home
To decide: the warranty transfers free for the rest of its term, transfers for a fee and an inspection, or does not transfer. Naples owners have told us about warranties that did not transfer, so our recommendation is the first.
Extras: a manufacturer-warranty folder at handover, and an optional free check-up at about 11 months, timed to an away owner's return.
Your Florida rights are not reduced
The Chapter 558 defect-notice process (Statute 558.004) and the statute of repose, generally 7 years since 2023 (Statute 95.11), stay open. We will not advertise this warranty as longer than anyone else's unless we can document it.
