Ten promises, each with a way to check it
- 1
We reply quickly
A real person from the Naples team replies within the day during office hours: Mon to Fri, 9 AM to 6 PM, and Sun, 10 AM to 5 PM Eastern. After-hours messages get a reply by 10 AM the next business day.
How you can check: Note the time you wrote. Compare it with the time we answered.
- 2
A written, itemized estimate
Within 2 business days of the walkthrough, in person or by video. Line by line, never a lump sum.
How you can check: Ask about any line and we explain what it covers.
- 3
The price is held for 30 days
Sign within 30 days and the number does not move.
How you can check: The hold date is printed on page one of the estimate.
- 4
No price change without your signature
Hidden conditions get photos and a written price first. If we made an estimating mistake, we pay for it. We never treat silence as a yes.
How you can check: Every change order shows the old total, the new total and both signatures. Read the change-order policy below.
- 5
Pay as work is done, never ahead
Deposit 10% or less. Each later payment only after a stage is finished and its inspection has passed.
How you can check: Every payment request arrives with photos of the finished stage and the passed inspection record.
- 6
Final payment only after the permit is closed
After the joint punch list is done and you hold the signed final payment affidavit and the lien releases.
How you can check: Look up the permit on the county or city portal. It should read finaled before your last payment.
- 7
One named project manager
Name and mobile on page one of your contract. Any change of project manager is announced in writing first, with the reason.
How you can check: Call the number on page one. The person who answers is the person running your job.
- 8
A Friday update, every week
By 3 PM Eastern: photos, what was done, what is next, decisions needed, the ready-by date and the budget. Owners who are away also get a short video.
How you can check: Count the Fridays. Compare the ready-by date in each update with the one in your contract.
- 9
A written workmanship warranty
A written warranty from final completion, for the term stated in your contract, plus every manufacturer warranty passed on with its paperwork.
How you can check: Read the warranty page. It is the same text that goes into your contract.
- 10
A clean, protected home
Floors and paths covered, daily cleanup, building rules followed. No smoking, loud music or use of your bathroom. Any damage reported the same day and fixed or paid for.
How you can check: Your Friday photos always show the protected areas and the clean site, not just the work.
What we do not promise
- Permit and inspection timing. The county or city sets it.
- Condo or HOA approval, or its timing. The association sets it.
- Hidden conditions behind walls. We stop, photograph, and give you a written price before going on.
- Storms. We secure the site and update the schedule in writing.
Anyone who promises these is guessing.
Change-order policy
Three kinds of change, and who pays for each.
| Kind of change | Who pays | What happens first |
|---|---|---|
| You ask for something new or different | You, on a signed change order | Priced at the same unit prices as your estimate |
| A hidden condition: rotten subfloor, a leaking pipe | You, because nobody could see it | Photos and a written price before any further work |
| Our estimating error | Green Home | Noted in your Friday update, absorbed by us |
- We stop and tell you the same day, with photos.
- A written change order within 1 business day, or 2 if a supplier quote is needed.
- You decide. Pricing a change is free. No rush fees, no change-order fee.
- Signed before any work, on paper or electronically. Owners who are away get it by text and email and have 2 business days to answer.
- Listed in the Friday update with the new total and the schedule effect, even if the effect is zero days.
Allowances: choose cheaper and get a credit at the price charged; choose something more expensive and sign a change order first. Emergencies: the project manager makes an active leak, electrical hazard or storm threat safe at once, up to a set cap.
