Which jobs need a permit
Any work that touches plumbing, electrical or structure: moving a drain, adding a circuit, removing a wall, replacing a water heater, and most kitchen and bathroom remodels. Paint, cabinet doors and a like-for-like faucet do not. If in doubt, the answer is usually yes, and the cost of a permit is small next to the cost of unpermitted work at resale.
Which office
Addresses inside the City of Naples limits apply to the city building department. Everything else in Collier County applies to the county's Growth Management division. Your tax bill shows the jurisdiction. The two offices have different online portals, review times and inspection scheduling, which is one reason we handle it rather than you.
How long it takes
Simple kitchen and bath permits are often issued within one to three weeks; anything with engineering takes longer. We apply within 30 days of your deposit, or after board approval for condos, and the dates go into your schedule. Permit timing is set by the office, and it is one of the things we do not promise.
The Notice of Commencement
For jobs over $2,500 a Notice of Commencement is recorded with the county before work starts, and the county wants it before the first inspection on contracts over $5,000. It expires if work does not start within 90 days. It protects you by starting the clock on lien rights, and it is a line on your estimate.
Inspections and closeout
Rough plumbing and electrical, waterproofing where the office requires it, and a final. We book them, we attend them, and the passed inspection record comes with each payment request. The final payment on every job waits until the permit reads finaled on the portal, where you can check it yourself.
